This indenture made the first day of July 1886 BETWEEN Frederic William Steward  of No 49 Lincoln Inn Fields in the county of Middlesex  Gentleman of the first part George Neves of 5 Malvern Villas Whitehorse Road West Croydon in the County of Middlesex Gentleman William Henry Williamson of 38  ??????? Grove Junction Road Holloway in the County of Middlesex Gentleman and the said Frederic William Steward of the second part and George Balls of Ferndale  The paragon Streatham Hill in the County of Surrey Gentleman of the third part WHEREAS the Reverend Nicholas Bennett late of Brixton Hill in the County of Surrey Clerk in the Holy Orders who at the time of his death hereinafter recited was seized and had since the year 1848 been seized or ?? in ?ee according to the custom of the Manor of Lambeth to the hereditaments hereinafter described and intended to be hereby conveyed made his Will dated the eleventh day of 1864 and thereby gave and devised his copyhold estates to Alfred Bell Samuel Steward and Henry Loyd of Lincolns Inn Field aforesaid or the survivor or survivors of them or the heirs executors or administrators respectively of such survivor Upon trust to hold the same as Trustees for the sole benefit of Wife Elizabeth Bennett and the ?? ?? the Trustees to pay for the rents of the said copyhold estates to the said ElizabethBennett And gave to the said Elizabeth Bennett the power  as soon after his death as she might choose to exercise it of disposing of all his copyhold estates by Will or any other testamentary doc??? to such person or persons as she might choose and to alter revoke and change the same at her pleasure And the estate appointed the said Alfred Bell  Samuel Steward and Henry Loyd executors thereof. Whereas by a codicil to the said Will the said Nicholas Bennett after reciting the death of the said Henry Lloyd appointed the said Frederic William Steward trustee in the stead of the said Henry Lloyd to act for  the said Elizabeth Bennett’s advantage and on her behalf  with the said Alfred Bell and ?? Steward in all matters relating to the said trust Whereas the said Nicholas Bennett died on the ninth day of December 1875 and on the fourth day of January  1876 the said Will with the said codicil was proved by the said Alfred Bell and Samuel Stewart in the principal Registry of the probate division of the High Court of Justice Whereas the said Samuel Stewart died on the 27 day of January 1876 Whereas the said Alfred Bell died on the 21 June 1884 having by his will dated the 27 day of July 1881 appointed Mary Louisa ?? Bell and Georgina ?onsett Bell the said Frederic William Steward and George Ernest Steward executors thereof which Will was with a codicil thereto which did not affect the appointment of Appointment of Executors proved by all the said Executors in the principal Registry on the first day of October 1884 Whereas the said Elizabeth Bennett by her will dated the 21

day of december 1875 and a codicil thereto dated 29 July 1881  after reciting the said will of the said
Nicholas Bennett in the presence of the power given to her and every other power enabling her in that behalf appointed and dispersed of and also gave and delivered all of the copyhold estates over which
by the virtue of the said will of the said Nicholas Bennett then or at the time of her death might have any power of appointment or disposition of her will or be seized or be entitled and also all other
the? hereditaments and real estates over which she should at her death have a general power of appointment or dispostion by will unto her brother the said George Neves her brother in
law the said William Henry Williamson and the said Frederick William Steward and their heirs upon trust to sell and
the testatrix empowered the trustees to enfranchies all or any
of her copyhold hereditaments whether for the purpose of of selling or without any immediate intention of selling the same as freehold. And whereas the said Elizabeth Bennett
 died on the 13 July 1884 and on the first day of October following her said will with the codicil thereto was proved by all the
Executors thereof in the Principal Registry. And whereas by an indenture dated 27 April 1885 and made
between the said George Ernest Steward  and William ?oo?e of the first part and the said Mary Lousia ?kins Bell and ?lara Georgina Consett Bell and the said George Ernest Steward of the
 second part and the said Frederic William Steward of the third part the said Mary Louisa ?hims Clara Georgina Consett Bell and George Ernest Steward as executrices and
executor of the said Alfred Bell deceased and each of them did thereby absolutely renounce disclaim and release all the said copyhold and customary hereditaments of which the said
Alfred Bell ?died? seized except such as were situate in the counties of York Wilts and Hereford and every part thereof. And they and each of them did grant  assign and release
all of their his or her estate interest and right of admittance therein and thereto as Executrices and Executor in favor of the said Frederick William Steward to the intent that the said
Frederic William Steward might be admitted thereto as sole tenant thereof. And whereas on the 23rd day of October 1885 the said
Frederic William Steward was admitted tenant of the hereditaments hereinafter described and conveyed  ?? hold ?? him his heirs and assigen for ever Upon the trusts mentioned and declared in and by the
said wil of the said Nicholas Bennett of the Lords according to the custon of the said Manor. And whereas ???? indenture dated 15th May 1886 and made between the Ecclesiastical Commissioners  for England Lords of the said Manor of one part and and the said Frederic William Steward of the other part the said hereditaments
(including the rights reserved by the 48th section of the copyhold act 1852) were granted unto the said Frederic William Steward and his heirs and discharged from the copyhold tenure their???
and from all ????? heirs? reliefs? quit? rents? and all other indents whatsoever of copyhold or customary tenure tothe use of the said Frederic William Steward ?? his heirs and assigns unt o the trust mentioned and declared in and by the said Will of the said
Nicholas Bennett. Whereas the said George Neeves, William Henry Williamson and Frederic William Steward as trustees of the will of the said Elizabeth Bennet have contracted with the said George Balls for the sale to him of the hereditaments hereinafter
described and conveyed in fee? simple free from incumbrance over the lease hereinafter mentioned for the sum of £770. ???? ??? ??? that in pursuance of the said contract and in
consideration of the sum of £770 the said George Neeves, William Henry Williamson and Frederic William Steward as trustees hereby convey and confirm unto the said George Balls first ALL those four cottages or tenements with the yards forecourts gardens and appurtenances thereto respectively belonging situate on
the north east side of Archbishops Place Somers Road Brixton Hill in the County of Surrey and know respectively as Nos 27,27 33 and 35 Archbishops Place aforesaid And Secondly All those two cottages or tenements with the yard forecourts gardens and appurtenances thereto respectively belonging situate on the North East side of Archbishops Place aforesaid and known respectively as  No 5 and No 7 Archbishops Place aforesaid.All ?? which six several cottages and premises are more practically delineated on the plan drawn in the
margins hereof found and and therein colored brown and pink. ?? the said hereditaments of the said George Balls in fee simple subject as to hereditaments first described ??but with the full benefit of an
<a id=”IndenturedLease”>Indentured Lease </a> dated 28 May 1852 and made betwee the said Nicholas Bennett of the one part and and William Hey of the other part whereby the hereditaments first described were leased unto the said William Hey his executors administrators
and assigns for the term of 99 years from the 24 June 1851 at the yearly rent of 3 pounds 8 shillings for each piece of ground and cottage and under the Lessess covenants and conditions
therein contained. ??? whereof the said parties  to these presents have hereunto set their hands and seals the day and year first above written.
